An accurate record of the property

Purpose

It is important that the contents and condition of a property are agreed at the begining of a tenancy.  This includes all fixtures, fittings and furniture. It will then be clear, at the end of the tenancy, exactly what cleaning, repair or replacement may be required. It is the tenant’s resonsibility to return the property to the condition it was in at the start of the tenancy.  Reasonable allowance will always be made for fair wear and tear over the period of the tenancy.

The report

Normally an Inventory will be prepared in advance and be agreed with the tenant immediately after check-in.  It is a written desription and inlcudes digital photographs. All costs for the prepration and checking of the Inventory will be met by the Landlord.

How the report is used

The Inventory report records the condition of the property, fixtures, fittings and furniture included in the tenancy. At the end of the tenancy the property condition is compared to the original record.  This is to identify what cleaning (if any) needs to be done and whether any damage has occured.

Agreed costs for any cleaning required or damage to be repaired will be deducted from the Security Deposit.  This will be handled strictly within the Tenancy Deposit Scheme (TDS) guidelines.

Insurance

During the course of the tenancy the Landlord’s contents are insured only for forcible entry, theft and water/fire damage caused through a system fault or failure.  The tenant will be responsible for accidental damage to the property, contents, fixtures and fittings.  Tenants must insure their own belongings.
