Appying for a Tenancy
As a responsible Landlord I have to confirm:
- Your status (you are who you say you are)
- Your ability to meet the expense of renting the property (income vs. expenditure)
- Any adverse credit history you may have (CCJs etc.)
- Your previous standard of conduct and reliability (previous Landlord reference)
- Your overall Suitability for a Tenancy (suitability score)
I use an impartial tenant referencing agency. They provide tenant a suitability score, based on the points above. Normally this is completed within 2 working days. It is very straightforward for UK resident applicants who are in employment, have a permanent UK address and a UK bank account. International (EU and non-EU) references can be obtained but can take a little longer. Express services are also available on request.
I will arrange for you to receive an email from the referencing agency to begin the process. This will include a link to an online application form. You should complete the form online and provide all the information requested. The agency will then verify what you have provided and send me the outcome.
The outcome of the referencing process is a recommendation to accept you, to accept you with a UK guarantor or to decline you.
If satisfactory references cannot be obtained I will not offer a tenancy.
